House Rules

This is a family resort and a great community. Please be respectful and courteous of staff and other guests. No outdoor shoes beyond the mudroom area. We have 2 unassigned parking spaces immediately outside condo entrance. Any additional vehicles need to be parked in the clubhouse parking area. You will need the pool pass to access the pool area. Please ensure it is returned when checking out. Reissue fee is $50 if missing. The on premise amenities (playground, grilling area, pools etc) are free for you to use during your stay, but you are bound by the resort's rules and guidelines. Any damage, fines, or other liability incurred by you or your guests will be solely your responsibility. Any trash must be bagged and brought approx. 1 mile from the condo to the community trash collection located at the entrance to the community. Tampering with or disabling any technology in the condo will lead to reconnection fees of $50 per device and may result in an immediate checkout without refund. This includes but is not limited to internet, cable, lock hubs, cameras, TVs, appliances, smoke and CO detectors etc. Our base rate covers up to 5 guests. Additional guests incur a nightly fee, which is already included in the total rate shown on Airbnb. A guest is considered anyone entering the property. We are happy to welcome day visitors, but please reach out for prior approval. Late check out without prior permission may be billed starting at $50 during the first hour and $100 at the start of the second hour. After 2 hours you will be billed for an additional night and any cost incurred to accommodate incoming guests. Any bodily fluid cleanup will incur a bio hazard fee of $150 Smoking inside the property will incur an additional fee of no less than $299 Please bag any trash and remove from the living space prior to departure. The dumpster is 1/2 mile away on the corner of Forest Dr and Forest Ridge Dr at the entrance to the community. We have a number of things in our home that we leave accessible for you to enjoy during your stay. We expect you will treat our home and everything in it as if it is your own. Prior to leaving please return items where you found them so they will be available for us and our future guests.

Beautiful place / even better than the pictures. And the view of Loon Mountain from the main room was incredible. Spacious rooms but still felt comfortable and inviting. Host was super responsive and helpful. Really enjoyed our stay. We are looking forward to returning!

We loved this condo! There is so much space, and it has a very private view of Loon Mountain off the living room and kitchen. The rec center is a 2-minute walk away and the kids could go there on their own easily. The rooms are big and our three families felt comfortable in all the space. Having a garage was key, too, for storing our bikes. And Greg was really easy to communicate with. He responded immediately to all of my messages. Can’t wait to go back!

Thank you! This place was perfect for me and my friends to gather, relax, go hiking and explore town. The location is great (right near town so you could walk) and Forest Ridge was like a private club for us to enjoy. The condo had everything we needed. I love how spread out it is so different people could be doing different things. It was going to rain this morning so it was great to be able to put the car in the garage and pack it without going outside. Thank you and we will definitely be back!
